The Auction Rooms is a premium, design-led coworking and serviced office space located at 22 Queen Street, Edinburgh, EH2 1JX, in the heart of the city's prestigious New Town. Developed by ATOM Group and operated under its hospitality-forward brand MOTA, the venue combines timeless architecture with modern functionality. It offers a fully serviced work environment with private serviced offices, dedicated desks, open coworking (hot desks), virtual offices, and fully-equipped meeting rooms. The space is open Monday to Friday from 7:00 AM to 7:00 PM for general access, while monthly members enjoy 24/7 access. It is wheelchair accessible and has lift access to all floors. The building has achieved an EPC B rating through modernisation including automated heating and LED lighting controls. Amenities include complimentary coffee and tea, a healthy breakfast bar, fresh fruit stations throughout the building, a members' lounge for social connection and breakout space, and a townhall space available for events (members only). There are also concentration and quiet work areas. The workspace features RFID secure access control, seamless high-speed resilient and secure Wi-Fi, and on-site shower facilities, lockers, and storage.
